How much are Twin Sun Lakes dues?

Twin Sun Lake's annual dues amount is currently $500. 

When and how are the dues invoices sent?

The annual dues are invoiced every February and sent to all homeowners via U.S. Mail. Homeowners who would like to receive their invoices electronically can contact the HOA to submit their request. Payment is due within 30 days of the date on the invoice.

What if I don't pay my dues on time?

Late payments are subject to a 10% late fee. 

Where can I find a copy of Twin Sun Lake's Bylaws and Restrictions?

A copy of the bylaws and restrictions is available on this site under the Documents tab. PLEASE NOTE: The bylaws and restrictions are currently being revised. Updates will be provided to all homeowners throughout the process. Please see the 2022 Annual Meeting Presentation for more information about this process.

How do we obtain a letter of verification stating that our account is current?

When selling or refinancing your property, the title company may require information regarding the TSL HOA, it's annual dues and/or policies and proof that all dues have been paid. Requests can be submitted in writing to TwinSunLakesHOA@gmail.com. Responses will be provided within 3 business days. NOTE: Each individual request is subject to a $50 processing fee which is assessed against the current homeowner's account and will appear as a balance due. 

I am having work done to my property. Do I need Board approval?

Any modifications planned for the exterior of the structure or to the land requires Board approval prior to beginning any work. This process helps all parties ensure there are no compliance issues relative to the Bylaws, Restrictions or city ordinances. To obtain approval, the property owner or their licensed contractor should submit in writing (email) details about the modifications, plans and materials. After its review, the Board will provide the property owner a letter of approval, request for modification or denial.
